A Warranty That Actually Means Something

We stand behind our work. We can't cover conditions outside our control, and we won't pretend otherwise. What we can do is put your coverage in writing before work starts and then honor it.

In writing before work starts

Your warranty is scoped to your actual repair and spelled out in your contract before anything begins. A pier job and a poly lift are different repairs, so they carry different coverage.

Attached to the home, not just you

Warranties follow the work performed, and they transfer automatically if you sell your home. That's a real selling point when you list the house.

Straight about the limits

Environmental factors outside our control aren't covered, and coverage means repair or replacement of the warrantied work, not cash payouts. We'd rather you know that now than find out later.

What's Covered, By Repair Type

Structural & Foundation Repairs25 Years

Helical piers, push piers, beams, and other structural repairs are covered against failure of the work performed for 25 years.

Not covered
  • Erosion
  • Remodeling or altering the structure
  • Fire, storm, or flood damage
  • Soil movement or poor water drainage
Crawl Space Encapsulation15 Years

The quality of the crawl space seal is covered for 15 years. Two things to know up front: an encapsulation is a vapor barrier, not a flood barrier, and water intrusion that wets the seal (flooding, a plumbing leak) voids the coverage. If your crawl space ever takes on water, tell us right away anyway. Catching it early is how a bad day stays a small one, and we'll tell you honestly what fixing it involves. Dehumidifiers are sized to the manufacturer's specs; we warrant proper installation, not performance beyond it.

Not covered
  • Humidity levels (the seal is covered, not a humidity number)
  • Mold or fungus levels and radon reduction
  • Lesser setups, like a vapor barrier with only a dehumidifier
  • Water intrusion that wets the seal (this voids the coverage entirely)
Concrete Leveling (Polyurethane Foam)5 Years

Lifted slabs are covered against further settlement for 5 years. Exact terms can vary with the specific product used; your contract states your coverage.

Not covered
  • Wear, weathering, or added structural loads
  • Environmental factors: erosion, fire, storm, flooding, soil movement, water or sewer leaks
Materials & EquipmentManufacturer's

Non-wood products we install (sump pumps, dehumidifiers, fans, carbon fiber, and similar) carry their manufacturer's warranty. We warrant the quality of our installation, and if a product fails we'll help you work with the manufacturer.

WoodNot Warrantied

We don't warranty wood itself, because insects, water damage, and microbial growth are environmental factors outside any contractor's control. We'd rather tell you that plainly up front than sell a guarantee we can't honor.

The fine print, stated plainly: modifications to our repairs or installations by anyone else void the warranty. Coverage means repair or replacement of the warrantied work; Upstate Structural Repair does not provide financial compensation for damages. This page is a plain-English summary, and the written warranty in your signed contract with Upstate Structural Repair LLC is the controlling document. We'll walk you through it before any work starts.
